If you are considering building a carport beside your home, you generally do not need to seek planning permission from your Local Planning Authority. The rules that govern carports are the same as outbuildings. This means that homeowners are allowed to build under permitted development.
What is a carport?
A carport describes a car shelter that has a roof supported by posts. A carport is classed as an outbuilding. Outbuildings are considered to be permitted development and due to this, homeowners are free to build a carport beside their home. However, there are limitations to this, and the rules for carports built by listed buildings are less clear.
Before you go ahead and build your carport, you should first understand what the limitations are for a permitted development. If you are planning to build a carport, you are free to do so, providing you follow the limitations set forth by your Local Planning Authority.
- No carport may be built on land forward of the wall that forms a home’s principal elevation.
- All new carports must be single storey, with no balconies or overhangs.
- Carports must have a maximum eaves height of 2.5 metres.
- The addition of a new carport cannot contribute towards exceeding 50% of a home’s land.
- Homes located in National Parks must not build carports that exceed 10 square metres, if located more than 20 metres from each house.
Carports and listed buildings
The rules and regulations for carports built beside listed buildings are less clear, although carports in general are not fixed structures and can be taken down at any time. Therefore if your build will not consist of hard fixing the carport to the ground, or using a home’s foundations for support, you shouldn’t need to seek listed building consent.
However, we strongly recommend that you consult with your Local Planning Authority regardless, just to make sure. Remember it is a criminal offence to alter a listed building’s characteristics without listed building consent.
