Builders
A qualified builder will be able to help you on projects such as cellar, garage and loft conversions, extensions and structural changes to your home.
Good builders will be able to advise you on materials, building regulations and whether or not you need to apply for planning permission. It's recommended that for large projects however, you initially employ an architect to discuss layout and best use of space which may save you money in the long term and give you the best result.
Property extensions
If you don't want to move house but need more space an extension will be a great way to give you what you want. Extensions can be complex and you may need planning permission whereas if you can convert existing space such as your attic or basement, this might be a simpler and more cost effective option.
Attic and loft conversions
Unlike the 'build upward' technique employed for two-storey extensions, your loft already has most of the structural parts in place and a lot of wiring and pipe work is nearby in the floor of your attic so extending circuits and pipes will be a lot easier.
On the other hand, lofts tend to be awkward in shape and you may not be lucky enough to have the right amount of viable or liveable space in which case you'll have to build outwards or add more room with a dormer extension. As attics aren't built for heavy traffic, you'll also have to strengthen joists in the floorboards and add in a sub-floor.
You also need to consider access issues and make sure that any staircases are planned correctly in the context of the rest of the house.
Basement conversions
A basement or cellar conversion is easier to do yourself compared to the more complex loft conversion and the extension which , unless you are qualified, will need a professional builder. As basements rest on solid foundations, they need less strengthening and structural work. The main thing to be aware of for basement conversions is the risk of damp. You can get round the damp problem with de-humidifiers and good damp coursing.
Creating the illusion of space
In the absence of 'spare room' you can create the illusion of space by knocking down a non load-bearing wall. The trick to this is ensuring that the wall you plan to demolish is actually non load-bearing. Experienced builders will be able to help you with this.
Find local recommended builders with reviews
You'll be able to find reliable and recommended builders and contractors to do your building work, with Rated People.
The builders Rated People finds for you will have been rated by other local people in your area. Once we've found you 3 builders or building contractors to quote on your building work, you'll be able to take a look at their customer reviews and pick the best.
Not ready?
If you're not ready to post your job for builders yet, don't worry, there's more information on the site to help you make the right choices, find out more about building and builders and know what to do when you're ready to find one.
Builders
Builders carry out a wide variety of roles in all areas of house construction, repair and renovation. If you’ve got a construction project you need completing such as an extension or conversion, a qualified builder can do this for you and advise you on all related matters, such as the best materials to use and what building regulations you need to comply with.
Many house builders specialise in all types of home construction projects while others have expert skills and knowledge in particular areas of the trade.
Types of builders
The type of builder you wish to hire will of course depend on the nature of the work you need doing. If you have an old property in need of structural work, for example, you’ll want to find local builders who specialise in working on foundations and other structural elements. If you need to repair or replace a staircase, you’ll need to hire a building contractor with the required skills. Depending on the material the staircase is made of, you should look for house builders who are experienced in carpentry or metalworking.
Extension builders
Extension builders and room conversion specialists can also be hired for extension projects around the home.
Popular types of extensions and renovations
You may want to create extra space to accommodate a growing family, or to have your own home office. Alternatively you may be seeking to add resale value to your house. Either way, extension builders and others can advise you on the best way of making the best use of the space you have, and adding some more you didn’t realise you had. Loft and basement conversions are popular cost-effective choices for creating extra space without adding to the overall size of the house, while a variety of styles of extension can be created with the right planning permission.
