Job description:There is a brick chimney stack projecting above the front roof slope. The chimney serves the fireplace to the main living room which is fitted with a coal effect gas fire venting into the chimney flue. There is a lead flashing at the base of the chimney stack where it abuts the main roof slopes. The chimney is in need of general repair and re-pointing and it is recommended that a proper gas flue terminal should be fitted at the head of the chimney stack. Roof coverings The main roof comprises a timber frame sloping roof with the main ridge running parallel to the front of the property. The roof coverings were inspected as far as possible from ground level and were seen to be in adequate condition. Some repointing and repair is required to the ridge tiles.. ventilation within the roof void/loft is considered inadequate. In order to reduce the future potential for condensation and timber decay within the roof void the ventilation should be improved by introducing proprietary ventilator pieces to the pitched roof surfaces and ridge, in addition to ensuring improved ventilation at the eaves.
