Job description:1. External Repairs (a) Repair/replace the decorative stone work on the front bay - cracked stone work around windows and the stone parapet (b) Repair/replace those window sills which are cracked/weathered; (c) Clean external brickwork and paint external stonework; (d) Repairs to chimney stacks, chimney pots, flashings, ventilate and cap external flues; (e) Repairs to rainwater fittings; (f) Repair/upgrade the boundary fences; and (g) Replace side gate with a lockable gate. 2. Roof Improve support to the roof timber Our Structural Survey states: "The roof has been strengthened by the addition of extra struts. Unfortunately they are supported on the ceiling joists, which are now starting to bow causing the slight dishing seen to the front bedroom ceiling. Over time this will become worse. We recommend that a beam spanning between the flank and party wall be installed taking all three struts or possibly each strut be supported by individual beams spanning from front to rear. The latter option would need further investigation once the loft has been emptied. The rear struts should also be supported by a beam, the support for the strut over the staircase also needs to be considered. These supports require to be designed and calculations submitted to the Local Authority Building Control who will inspect the work and issue a certificate on satisfactory completion"
