Job description:Front Door Replace front door and frame with white UPVC. Door furniture chrome effect. Door to be opaque glazed top half and solid lower panel. Entrance Hallway Rising water main tap to be concealed in wall. Cladding over water main to be stripped and replaced with wall smooth plastered. Access panel to be provided for water main stop cock. Landing 1st Floor Meter Cupboard Replace door with timber effect panel door. Door furniture (inc hinges) polished satin nickel effect with lever handles. Lounge Doors Replace with multi-panel bevel glass double doors (both opening). Door furniture (inc hinges) polished satin nickel effect with lever handles. Lounge Remove existing centre light and replace with 2 ceiling roses equidistant within room space between front window and partition too dining area. Fit (supplied by others) electric wall mounted fire with electric cables concealed, switch to be flush on wall. Wiring to be amended to replace existing sockets with doubles including one double on the stairwell wall. Remove wood returns under window sills and make good. Dining Area Remove existing partition. Replace with concertina doors to fit entrance narrowed by stud partition (with matching skirting boards to lounge) to accept concertina multi--glazed standard size panel doors folding to either side. Remove existing ceiling rose. Install double plug point on wall within new stud on dining area side. Remove wood returns under window sills and make good. Kitchen Remove existing partition Remove strip light. Make good both areas with finishes to match existing. Supply and fit 12 mains voltage recessed downlights,spread through kitchen and dining area, satin nickel finish switching kitchen and dining area separately. Remove all existing kitchen units, tiles (secondary glazing frame) and make good as required. Install additional plug points so that three double plug points are available for use above worktops, two below worktop height for washing machine and fridge. Install outlet for cooker hood above wall unit height. Fit new cooker switch with new outlet in existing position so that it can be picked up at time of cooker installation. Supply and fit kitchen as per plan, to incorporate built in ceramic hob, electric oven and recirc cooker hood. To include a single sink with drainer, integrated washing machine and fridge/freezer and wall units with top and bottom cornice. Worktop and units to be good to mid range standard and fitted with mitred joints, area beside cooker to be discussed. Install ceramic tiles between worktop and wall unit height on three sides of walls and include up to cooker hood height. Stairs from lounge Remove additional banister and make good. Landing 2nd Floor Airing Cupboard Replace tank with factory insulated tank with dual circuit immersion heater and appropriate electrical supply. Replace doors to match internal doors. Door furniture (inc hinges) polished satin nickel effect with lever handles. Bathroom Remove all existing fittings including wall heater and heated towel rail. Remove all wall tiling and make good. Also remove nightstore, move circuit for same to second bedroom and fit new nightstore supplied by others. Remove existing wall heater and leave plated outlet for replacement. Install new ceiling light supplied by others making good as required. Install new shaver point. Replace door and reverse hang. Door furniture (inc hinges) polished satin nickel effect with lever handles. Install new bathroom suite with â??Pâ?? shaped bath (tap end onto wall), supply and install replacement 8.5 - 9.5 Kw electric shower and curved shower screen. Reverse basin and toilet positions, concealing sewage piping within boxing. Re-tile bathroom floor to ceiling with tiles supplied by others. 2nd Bedroom Remove existing door and existing cupboard doors and replace to match other internal doors. Door furniture (inc hinges) polished satin nickel effect with lever handles. Remove existing wall heater and convert to double socket if possible. 1st Bedroom Remove existing door and existing cupboard doors (3) and replace to match other internal doors. Door furniture (inc hinges) polished satin nickel effect with lever handles. Install two double sockets. Electrics Replace with new matching ceiling roses, socket faces and light switches where not already changed. Decoration Remove all pelmet boards, curtain rails, bells (except one to be agreed), picture hooks and any other previous user fitted fixings, make good all surfaces. Prepare all woodwork to smooth finish throughout flat and redecorate to quality finish. Finishes to be emulsion and oil based paints for woodwork. Leave site clean with all rubbish removed. Certificates required for front door and electrical work.
