Job description:1. Super-structural repair (rebonding and additional restraint) to the upper front elevation splayed bay 2. New airbricks: two at back and two at front of house 3. Fix the rear elevation fascia boards where there is evidence of decay and/or wet rot in places, and also the rear elevation main access door and patio door sub-frames 4. New stop end to entrance porch guttering and also remove saturation strain marks to external walls of house 5. Fix the moisture staining recorded at high level to the rear left-hand corner within the dining room, probably due to old-standing leak via the bathroom sanitary ware 6. Replace back of the house gutter 7. Fix one misty bedroom window (apparently defective - evidence of moisture ingress) and requires replacement. Also replace one cracked window in lounge 8. Rewire the whole house and fit in new spotlights in some rooms. Also remove all outdated electrical sockets and install new ones (in certain places). Also move four light switches to other side of door ready for switching doors 9. Install toilet and basin under the stairs (also sort out permission from council) 10. Install bi-folding door from the dining room 11. Brick up serving hole between kitchen & dining room. 12. Remove basin in one bedroom 13. Box up fireplaces and install vents 14. Switch over four doors 15. Remove all skirting boards, dado rails and loft cupboard 16. Install new skirting boards and wood floor (separate quote for new skirting boards / wood floor and also labour) 17. Remove the lounge fireplace and install a replicated 1920â¿¿s fireplace (we will order this new fireplace) 18. Build a flush in box (above fireplace in the living room) to fit in a 52 inches plasma screen 19. Plaster ceilings and walls where necessary 20. New build in large bookshelves in the study room 21. New build in wardrobe in the smallest bedroom 22. Build a wooden decking for the back garden
