Renovation of living room and hall in Lochee

Job description:We haven't been in our new property long and so far have been making do. We are renovating our whole flat in stages, beginning with our living room. A few of the power points are not working or are temperamental, so it may be necessary to give the electrics a once over before anything at all is done. An old power switch for a no longer installed electric shower is in the hall, so this needs to be removed safely. We need to repair the wall around where the fireplace has been, it seems it has more recently been used for a coal effect insert, long since gone. We would like to patch up the hole and have a flat wall with no sign of the former fireplace.There is bulging in the wall above where the mantelpiece was; we are hoping this is superficial and there are no problems behind the wall. Another wall appears to have been replastered separately and is almost crumbling away.This is in need of repair. All walls would benefit from being re-skimmed in the living area. We would like the artex on the ceiling removed and skimmed. We would like to either replaster or replace the wood behind the radiator under the window and possibly replace the radiator. All skirtings in both the hall and the living room are to be replaced but NOT the door frames. Replacement plug sockets and light switches and coverings also to be arranged. The built-in alcove cupboard in the living room is to be repanelled, possibly with shelves. The living area and the hall are to be floored with solid wood or top wood flooring. We expect some of the floorboards, especially in the hall, may need to be repaired before anything new is laid on top. The living area is a slightly odd shape having a squint wall it is approx 342cm by 391cm by 427cm by 398cm. 286cm high The hall area is aprox 325cm by 145cm. 286cm high. There will be the potential to work on future projects in our bedroom and bathroom.
