One & a half height gable end extension. in West End

Job description:A one & half storey extension on the gable end of a semi detached three bedroomed house. The dimensions are approx 18ft x 16ft. On the lower level we would be looking @ this room being a kitchen with a utility room. The half level built into the eaves would be a master bedroom & we would be looking @ converting an existing bedroom into an ensuite & a seperate bathroom. The boiler which is on the gable end of the house would be replaced & put into the utility room. We have had plans drawn up by an architect & planning permission & would be seeking to go for a building warrent once we recieved a quote that wa sacceptable.
