Job description:Kitchen alterations to create an open plan kitchen. Works involve: - Removal of existing kitchen units / false ceiling - Removal of wall between kitchen and dining area (we have had a structural engineer's input with respect to RSJ sizing) - Installation of RSJ - Removal of existing window (side of the house) and infill with brick / breezeblock - Removal of existing back door and window and associated lintel in rear wall. Installation of new larger window and lintol, and brick/breezeblock infill in area currently occupied by bottom half of back door. - re-routing gas pipe for new cooker/oven location - re-routing hot and cold waste for new sink and dishwasher location - electrical works = Low voltage downlighters and switch, feed for pelmet lights, sockets for new kitchen appliances, double switch sockets above worktops - Plastering work - make good all walls and ceiling - Removal of exiting radiator and replace with smaller size radiator (currently located along wall between kitchen and dining room) I have not estimated the price of this work as further discussion is required with respect to whether items such as windows, radiators, lights etc. are supply and install or issued by us. Also, at present we have a kitchen design and are planning to get the kitchen installed by a kitchen company. Therefore an co-ordination and communication between a kitchen installer and building contractor is required. However, this is an item that could be undertaken by a building contractor with experience of installing kitchens - we are open to discussion.
Budget:I'm not sure
