Job description:I have recently bought a 3bed through-terraced house which is in need of some general modernisation/refurb. Below is a list of things which need doing in the house but you'd get a much better idea with an actual viewing of the house. I'd be happy to arrange a time after work to look around the property... Remove all carpets & flooring Strip interior doors and paint white. EXTERIOR Left chimney - flashing/pointing work? Guttering - repair and reline Tiling above porch Frond door - fill cracks and plane bottom to allow easy opening over lino floor in porch. Porch - sort out ceiling damp (roof leak outside?) FRONT ROOM Strip out fire place including hearth and marble surround (leave mantlepiece) & install new fire. Electrics - block off both wall lights and cover Install light through ceiling rose - pref. controlled by dimmers at existing wall switches KITCHEN Strip out everything except washing machine and fridge Rehang radiator onto party wall (behind current position of fridge) Sort out floor - self levelling screed? Prep walls and decorate Install new IKEA kitchen including appliances (dishwasher, electric oven and hob) and sink - already planned IKEA KITCHEN Cover back of island units with thin wood panel to come slightly above worktop height for splashback. Tile splashbacks Reposition understairs cupboard door to front - full door height if poss. Paint back door white Extractor fan in wall or window Electrics - under cabinate strip lighting, Spotlights in glass fronted cupboards, Light in understairs cupboard, Replace central light with new fitting, New ceiling light added over dining area, Plug sockets MASTER BEDROOM Replace/cover artex ceiling including area above picture rail and around window. 2x extra plug sockets BOX ROOM Sort out damp on shower wall Enclose boiler in cupboard and extend to ceiling height for airing cupboard BATHROOM Strip out everything including suite, daido rail, tiles, airing cupboard (not electric towl rail). Sort out damp from shower Cover wooden ceiling Install new ceiling lights - Spots. Install new bath suite (already bought from B&Q) Tile floor + walls TOP LANDING Add ceiling light to top landing with switches at top and bottom of upper floor stairs OFFICE Sort out chimney breast damp Extra plug sockets.
