Job description:We are looking for a builder who can carryout some building work on our house, but just as importantly, would be willing to act as principle contractor and hence take responsibility for all the other ancillary requirements in support of, and in addition to, the building changes. Probable Work:- â?¢ Remove existing stone clad wall in lounge and replace with flat smooth wall including removal of chimney breast if possible. This to also include sound insulation to wall. â?¢ Repositioning and widening of internal door from lounge to kitchen. â?¢ Build door opening and install door between kitchen and garage through existing wall. â?¢ Replace front and rear doors with new UPVC glazed doors. â?¢ Re point chimney to prevent slight damp penetration, as advised by surveyor. â?¢ Brick up and plaster existing hatch opening in kitchen to support new kitchen cupboards. â?¢ Dig up existing front drive and re-lay in surface TBD, and extend into small front garden area to increase parking area. To include removal of hedge on one side of drive and removal and making good sections of wall on both sides of drive. (Neighbours have already agreed to this) â?¢ Improve purlin/rafter joints in roof as advised by surveyor, details available on site visit. â?¢ Remove debris from roof void from previous roof works. â?¢ Bring roof insulation up to latest minimum standards of 290mm. â?¢ Install cavity wall insulation where appropriate. â?¢ Install additional air grates as advised by surveyor, details available on site visit. â?¢ Remove rendering that has been taken to outside ground level, as advised by surveyor, details available on site visit. â?¢ Remove PVC panels on front of house and render to match rest of house with necessary changes required after panels are removed. â?¢ Install new DG window in lounge to replace existing SG + Secondary Glaze to match other DG window. â?¢ Re-plaster walls and ceilings throughout house where required by our choice, and/or those affected by other works. â?¢ Rewire house completely. Including incorporation of new kitchen installation. â?¢ Remove existing Gas Fired CH system and install complete new system with Combi boiler in kitchen. To include removal of all existing tanks and pipes in roof void, repositioning of incoming water supply, CW supply, drainage and vent into garage to support Wash MC & Tumble Dryer location. â?¢ Install new kitchen including all floor preparation to level (current floor is sloping) and install supplementary under floor electric heating with new ceramic floor tiles. â?¢ Add surface protection to existing flat roofs. â?¢ Remove existing 3 piece bathroom suite and replace with new up to date 4 piece design including bidet. â?¢ Remove existing 3 piece shower room site and replace with new up to date 3 piece design including larger shower cubicle. Possible Work At This Stage - Cost Dependant:- â?¢ Replace flat roofs with matching pitched roofs. Subject to planning approval. â?¢ Extend lounge width to match existing kitchen and neighbourâ??s wall.
