Job description:Dear Mr Builder I need an extra bedroom on my 3 bed semi on the Dane Bank estate. I have a brick built attached garage, which is a little wider than normal - 3.3m. I'm hoping to put a bedroom on top of the garage, a kitchen extension behind it and a bathroom on top of the kitchen extension. I would also like a hip roof over the extension - extending the existing house roof. This seems to be quite a common extension on houses on this estate so I don't see any Planning difficulties. I am looking for a quote for the ground works, drainage, brick shell, roof and windows. Also the bed / bath ceiling and the special fire proof garage ceiling / bedroom floor. I have qualified relatives to do the plumbing and electrics and I will dryline inside myself. I may well come back to you though for a plasterer to skim when the pipes and wires are in. Apologies for the Mr Builder business! I'm writing to a few local builders to get a quote. I assume you will contact me and call round to check out the job before quoting. I have a number for a guy to draw plans, but I'm happy to work with your contacts if its easier. Finally, I do realise that as well as a builder I need drawings, Planning and Building Regulations and the means to pay. If you can't quote without drawings or Planning Approval, please let me know and I'll get them and contact you when I have them. Many thanks John Egan By the way, unlike a lot of semis on this estate, my garage wall is not jammed up against my neighbour.'s. I have 5m width of garden down the side of the garage, so access and scaffolding will not be a problem.
