Job description: conversion of a double garage and utility and a single storey extension of approximatley 1.8m to form an open plan kithchen,dining and lounge area which overlooks the rear garden. Current utility area to be demolished, foundations to be grubbed out and relaid, above this utility area is an exisisting terrace of aproximatley 3m x 5m. Terrace to be redone using timber tech composite boards, glass balasturading also to be installed. All existing concerete flooring in garage and utility area to be removed and relaid an per strucural engineers recomendation. Reconfiguration of existing vestibule, removal of existing wc area and forming a new shoewrroom. Install a new system boiler(worcester bosh) and a megaflo tank (300l). Remove and re-render all external elevations, with zinc cladding on fron elevation and on the rear. Remaoval of blasturading around balcony at the front elevation and replacing with glass balasturading. Decontruct and rebuild steps at front of building and replace current iron balaturadings with glass. Formation of a double garage on lawn area at front elevation, sixe approximately 6.5. x 5m
