Job description:Approx 12m long and 5m wide Fixed price job with penalties for time overruns as I want this job done before November and the risk of potential frost damage. References and inspection of your past work are essential. Work to start 1 October or thereabouts. My architect is currently working on detailed specs and building regs. Phase 1 is this year - the construction of the outbuildings. Phase 2 is in 2012 - the construction of the extension and attached double garage. Planning consent has just been granted for all these improvements. These will have to be done in suitable materials to fit in with an 1840s house - clay tiles etc. I am not after a cheap, botched job - I am very particular and want this done properly by a builder with very sound credentials. I will be using quality materials - expensive doors, expensive windows, good quality bricks and clay tiles ... Please do not contact me unless you are experienced of working on period properties in conservation areas. I am the third generation of my family living in this 4 bed cottage in a Nottinghamshire village conservation area and I intend living here for another 30 years. I am only able to see you on a weekend to look at this job. My wife and I work away a lot so the builder must be capable of working largely independently with us on a phone if need be and the architect 4 miles away. If we are needed on site we can only be there weekends and evenings. It is imperative that the building firm is careful and capable of dealing sensitively with a 19th century cottage as if the outbuilding experience is a good one, we would then use the firm for the double storey extension and attached double garage in 2012 If you send me your email I can forward plans and planning consent.
