Demolition and remodel rear part of converted watermill in Itteringham

Job description:The work is to remodel the rear part of a large converted watermill. The main work focusses on the ground and first floor rooms currently comprising a commercial kitchen and study on the ground floor and two bedroom suites and a small utility area on the first floor. First floor rooms suffer from low sloping ceilings and water ingress associated with a combination of 4 dormers and Norfolk pantiles. This part of the house is essentially to be demolished and replaced with a new structure that will be formed of a steel frame and a glazed curtain wall providing an almost fully glazed 2 floor east elevation. Approximate measurements for this part of the building are 15 metres long, 6 metres high and 4 metres deep (floor area approx, 120 square metres). The glazed element will be supplied and fitted by others already contracted. The new rear ground floor will comprise a dining area, open-plan kitchen with external access via a small utility vestibule which will also give on to a double height plant room (using the existing small cellar currently used as a boiler room). This will house a heat pump and associated equipment. The new first floor will comprise a large open landing area centrally overlooking the millpond with two en-suite bedrooms at either end. Associated works comprise the re-positioning of the existing staircase (this will need some remodelling because the length of the flights will change and the stairs will change from a 180 degree return to a 90 degree turn). To support this new openings will need to be made and old staircase openings closed up. Ground and first floor will have underfloor heating (retro-fitted in the front part of the house, as part of the new floor structure at the rear part of the house). Heat pump and associated equipment for this has already been contracted. We are also installing solar thermal panels and will need to replumb existing bathrooms. The mill is not a listed building and we have already received planning permission. Structural engineering and further architectural drawings for building regulations approval are underway. Scaffolding is potentially challenging as the building spans a river and current access to the rear elevation is by way of a concrete walkway just over 1 metre wide. Works will include the widening of this walkway via cantilevered steel beams to provide a 3 metre wide platform at the back of the house over the millpond. We are avoiding the use of cement based mortars in the structural work and require all brickwork to be completed with Norfolk soft reds and lime mortar. There is a limited amount of bricklaying in the project and it should prove possible to use reclaimed bricks from the parts of the structure to be demolished. One contractor has already provided a budgetary quotation based on architectural drawings and discussion. Additional quotations are being sought. The complexity of the building works (highly contemporary architecture within a 1778 building) means that we will only consider builders with a proven and referenced track record in such projects. We are seeking work to be completed over the winter months as we would like to open for business (B&B) next May.
