Job description:In short, I need my kitchen to be extended with french doors looking down the garden and it would be great if a downstairs toilet could be included in the extension. I am at a very early stage and have a choice of either extending purely out from the current kitchen, which is half the width of my house and is two storey or going the full width of the house and possibly also going out from the kitchen too. To be able to decide which to do, I would like ballpark quotes on the different options and any advice on what difficulties I might find in any options first. My house is a typical Victorian 2 up 2 down end terrace with good access from the rear and side and free parking at the rear. The current kitchen has an ex-outside toilet and coal hole on the end that would need to be demolished as well. Ideally, I would like to find a builder who can also organise plans to be drawn up and therefore takes responsibility for the whole of the job. Otherwise, I suppose I might need an architect first but I'm not looking for anything that would be unusual so I'm not sure if it would be worthwhile going that route. My neighbours are also considering a similar job and we have spoken in the past of doing the work together so that we could possibly save some money that way. This may still be a possibility depending on the cost of different options. I'm not sure if I made it clear earlier but I only want a single storey extension.
