Job description:My lounge is 5.5ft above ground. I want to put a conservatory off my lounge and have a room underneath. The room underneath wiould have to be about 18" underground to get the headroom of 7ft. The only way into this room would be from outside at the front i.e. no way in from existing house. The conservatory would fit on the top with a balcony of lm. So lower room would be 4m and conservatory on top 3m.. The conservatory would be all glass on two sides only. The remaining side would be brick with a window. I already have planning permission and will need building regs/notice for lower room.

Budget:Under £30,000
