Wet patch on chimney breast in top flat which seems to be causing water damage to bootom flat in Tormohun

Job description:no idea as don't know what is causing the problem. seems to be spreading onto the ceiling area. have checked in loft but no sign of water pipes. have been told may be flashing as running down into bottom flats chimney space.
