Job description:We have had an offer accepted on a house due to complete 2nd April 2012. We would like to knock down a wall between the current kitchen and laundry room to make one big room. I think this wall is the original outside wall as the laundry looks like it was added on later. This room would have one set of french doors to replace a current window. There are two doors (one to outside and one to the garage) which would need blocking off. We would like to extend the ground floor behind the double garage to 'square it off' to make a new utility room with a door to the garden. There is a window from the garage which we would like to replace with a door to the new utility room. Upstairs we would like to build over the double garage to create a new master bedroom with ensuite shower room and dressing room/walk in wardrobe. In order to do this we would need a new corridor creating between current bedroom and ensuite so a new wall would need to be built. The current ensuite would be knocked into the bathroom to make one big family bathroom and the door to the original bedroom (now new corridor) blocked off. We are not sure how the bedroom would be created (i.e. slanting room with dormer windows or straight front/back in line with rest of house) it would depend on design/cost. This seems like a huge amount of work and would like an idea of how much it would cost and then would look to get an official quote nearer the time. The original footprint of the house would only be increased by the size of the new utility room. We don't have any plans yet nor planning permission however a precedent has been set by other houses in the road doing similar things. I have the orignal floor plan and photos that can be supplied.
