Drainage problem in Bournville

Job description:I have water under my floorboards in a room adjacent to an external drain run. The house is an Edwardian terrace property. The drain is at the back of the house and takes waste water from the upstairs bathroom. This drain then 'feeds' the main drain next to the kitchen. I assume the 2 drains are connected by an underground pipe running along the exterior wall at the side of the house. The room on the other side of this wall has water beneath the floorboards and is creating a bad smell (hence the reason for looking under the floorboards). It could be ground water? The airflow seems good under the floorboards and the airbricks are clear.
