Job description:I have had a survey carried out on a three bed mid-terrace house on Hanover Street and require quotes on a number of items of work which have been generated. The jobs are ALL listed below please provide quotes on those items of work which you are able to complete. The job together with a brief description and the relevant section from the surveyors report and detailed. Please itemise quotes as far as possible. 1. Adjustment of rainwater goods; ??the rainwater goods are PVC. The front gutter discharges into a neighbouring rainwater pipe. The guttering is sagging and has an incorrect fall and probably overflows. Adjustment is necessary?the guttering in the region of the rear landing window should be checked?? 2. Capping of redundant chimney flues and sealing and ventilation of redundant fireplaces and testing open flue; ??the lower ground floor fireplace is no longer useable as one of the ground floor steel beams projects through the flue?first floor chimneybreast is open, with no significant surface defect apparent, but we are unable to confirm whether this flue is useable and we recommend testing?the top chimneybreast has been sealed off and should ventilated?? 3. Trimming of roofing underfelt into gutter to prevent overflow; ??on the rear slope, the slate underfelt needs trimming where discharging beyond the guttering. This will cause water run down the roof slope, miss the gutter and cascade down the back wall?? The roof is of slate construction with a breathable underfelt; 4. Patching of external render and finish to discourage further damp penetration and render on small brick stores; ??externally the decorative condition is generally good but there are some signs of peeling paintwork, and some of the decorative finish on the render will probably dislodge shortly? back wall of the ground floor mainly around the landing window?at least partial re-rendering in this position is recommended?patches of loose render on some of the front retaining and store walls that should be patched?? 5. Improvement of surface water drainage capacity to rear courtyard; ??the rear gutter appears to have an appropriate fall towards a single rainwater pipe that discharges water onto the lower ground floor courtyard within approximately 500mm off a yard gulley. It would be preferable for the rainwater pipe to be connected to its own gulley as there is likely to be a considerable amount of water generated in this position from the rainwater pipe and the garden generally during torrential rain and additional capacity might be necessary in these conditions to prevent a build-up of water?? 6. Replacement of lead piping between water main and property water stopcock; ??as far as can be established the incoming water main remains in leadwork material but converts to copper a short distance before the stopcock. We would recommend the original lead be replaced with modern plastic?? 7. Adjustment of window design to include projecting sill; ??poor window design, which has no projecting windowsill to throw water away from the back wall?? The window is a single glazed softwood sash;
