Job description:I am negotiating the purchase of a maisonette comprising the top two floors of a detached property on Linden Grove in Nunhead. My surveyor has advised that "The surface and underground drainage should be tested by a specialist contractor for adequacy. He will also be able to quote for any repairs necessary." The property is on mains drainage. The drains emanate from the rear where there is surface mounted replacement and original cast iron and PVC fittings. Again they are suffering from wear and tear and there is old staining down the walls from leakage to the rear and it should be tested through for adequacy. Surface mounted pipework to the front is also rather untidy. There are two inspection chambers in the left path. The rear chamber is a replacement circular PVC fitting leading to the front chamber which has been replaced formed with concrete sections. Thereafter the dated salt glazed clay pipework continues to the main sewer in the road. It is possible there is other drainage concealed on the plot. The chambers viewed are suffering from slight wear and tear and some cleaning is necessary. There is also minor root growth internally which should be removed, but the drainage is free flowing.
