Our 12V Halogen track lighting sometimes powers down for no apparent reason in St Mary's

Job description:This problem has existed since we bought the house 3 months ago. When we give power to the lights (by flicking the switch on) they sometimes don't light up at all, then turn on hours later, and go off again on their own. Sometimes they'll stay on for 10 hours, sometimes 10 minutes. The transformer is rated for 5x 20W globes, but even with one globe it sometimes fails. We don't know where the transformer is: it might be in the roof or the wall.
