Sanding and staining wooden floor in Haverstock

Job description:Approx 32 sq meter job to sand and stain/seal with a dark colour a pine floor. Floor has some creaking and some baords need replacing. Some nails are flush with the floor boards and need sinking, although this is only around 20% of the floor. Would like to finish with a satin or Mat finish. Some areas of the floor have wide'ish gaps which might need slivers, although most gaps will need to be filled with a Sawdust/Resin mixture.
