Wood floor and new skirting boards for lounge. in Central Southsea

Job description:I am looking to replace my lounge carpet with an Engineered Wood floor. The room is being replastered and the skirting boards will have been removed so these will also need to be refitted or replaced - I am up for either option. The room is approximately 4m by 3.5m. I'm also having a new gas fire fitted so may want a stone hearth fitted at the same time. I have found flooring in B&Q for £20 per square metre but would happily consider alternatives for the same price or cheaper. The B&Q flooring that I like is rustic oak. The budget I have chosen is for the whole job, including flooring and underlay etc. I should say that some of the existing floorboards are a bit wonky so there will probably be some prep work needed.
