Hot water not always coming on in Lytchett Minster and Upton West

Job description:Our hot water is not always coming on. In the shower if does come on gets really hot so when turn it down it clicks of & goes really cold same with the bathroom & kitchen taps they are sporodic we can run tap for ages & they can get warm water for a minute & then go cold again other times they can be ok. We have a combi boiler in our loft as flat we do live in a hard water area but the boiler is only about 4 years old.
