Job description:services and repair BAXI combi 105 HE Boiler was installed New 7 years ago. Loosing Pressure but no leaks have been under floor and checked all radiators. appears to be Expansion Tank as water dripping out of pressure relief drain pipe outside. Does not drop below 1 bar but when filled to 1.5b or 2 bar looses this in 24 hours.
