Job description:Scope of Works: 1. Carefully remove and set aside existing kitchen units for reuse where possible. 2. Disconnect existing services where necessary to enable proposed alterations. NOTE: boiler (or micro CHP unit) must be relocated to proposed laundry area to ensure minimal interruption to hot water supply. 3. Take up existing concrete floor slab in kitchen and excavate to form void for new insulated floor build up. 4. Remove existing blockwork wall to u/s of existing steel beam in garage. 5. Carefully remove and set aside for reuse existing slates to lean-to garage roof. 6. Strip off roof and take down existing external wall of garage to ground level. 7. Remove existing back door and seal up using reclaimed bricks from garage. Note: maintain opening for new window to bathroom. 8. Remove existing external steps and excavate to form lightwell at existing rear basement window. Allow for retaining walls and making good as necessary. 9. Form new drainage connections to existing SVP for new bathroom and laundry area. 10. Build new external wall (215mm solid brick as F10…) on existing foundations of garage as shown on drawings forming openings as necessary. 11. In accordance with structural engineers details install steel frame to enable demolition and removal of existing chimney to u/s of kitchen ceiling. Make good party wall as necessary. 12. Make necessary alterations to existing walls to form new kitchen window. 13. Lay 150mm concrete slab over DPM on 250mm compacted hardcore + 25mm blinding. 14. Form new full height blockwork walls to bathroom/ laundry. 15. Form new insulated roof (inc. rooflights) over proposed dining area. 16. Lay 75mm floating screed over 75mm rigid insulation to floor slab. 17. 1st Fix electrics and plumbing to be completed. (Client to advise locations for all switches, sockets and pendant/spotlights – subject to DDA and IEE guidance) 18. Allow for 13mm plaster + finish to all internal areas affected by works. 19. Replace existing roof of lean-to at study with new build up to match roof over dining area. 20. Strip out redundant gullies to existing yard and reposition existing RWP’s and SVP’s to external wall to enable installation of new insulated render to all external walls on rear of property. 21. Insulated render to be installed by specialist in accordance with M20…. NOTE: contractor shall allow £2k provisional sum for replacement of existing windows to study and upper floors if deemed necessary by specialist installer. 22. Install new softwood windows as L10… 23. Install new sanitaryware as N13… 24. Install new/ existing kitchen units and services (client supply) 25. Form new raised timber deck to rear garden with steps and construct new shed to client design. 26. Complete works to satisfaction of client. All services to be commissioned and property cleaned prior to handover.
