Job description:1. To construct a double bedroom and bathroom within the second floor as detailed on the drawings 2. To create a rear-facing dormer to provide height and depth for the proposed bedroom, bathroom and landing area. The dormer will be a flat roof type and will house two PVC-U windows matching the existing. Sizes as per the drawings. 3. Dormer sides will be tile hung to blend in with the overall roof 4. Removal of rear chimney down to roof level to accommodate the dormer 5. Installation of two Velux roof windows on the front elevation. These will be top hung M08 type which are 1400mm in length 6. Provision for eave storage area within the bedroom on the front elevation. This area to be fully boarded with lighting. 7. Bathroom will be accessed from the landing and will consist of a shower, bath, toilet and basin 8. Installation of fire rated door on the study (1st floor) – staircase leading to the proposed floor will commence within the study 9. Removal of existing loft hatch and make good to a pre-decorative standard Electrical Services 1. Stairwell lighting switches – one at the top of the new staircase and one at the bottom to give two way switching 2. Fire rated down lighters on the landing area and a double power socket 3. Bedroom – down lighters and four double power sockets 4. Bathroom – down lighters and shaver point positioned by the basin 5. Eave storage area – fixed pendent lighting 6. Installation of a separate fuse board to accommodate all electrical requirements on the upper floor 7. Mains fed smoke alarms to be installed on all levels Mechanical Services 1. Existing heating system to be replaced with a Heatrae Sadia Megaflo unit positioned in place of existing hot water cylinder. 2. Radiators sized to compensate heat loss in all areas of the upper floor with the exception of the bathroom which will have a heated chrome towel rail 3. Allowance for hot and cold water services to the bathroom, including drainage 4. Ventilation to the bathroom in the form of a ceiling mounted extractor fan, ducted to discharge at the rear of the property 5. Supply and install softwood staircase in keeping with existing 6. Supply and install skirting and architraves in keeping with existing 7. Install 22mm chipboard flooring within all areas with the exception of the bathroom which should be plyed to accommodate tiling 8. Sanitary ware supply and installation as detailed below: a. W.C. – close coupled, Armitage Shanks – Sandringham select range b. Basin – 560mm wide, single tap hole. c. Shower tray – 1200mm x 900mm resin stone type d. Shower enclosure – chrome finish. Manufacturer Ideal Standard (Bliss – frameless) e. Shower mixer – thermostatic type complete with sliding rail and head f. Bath – 1700mm x 1700mm complete with bath/shower mixer and shower screen All sanitary ware supplied with chrome fittings General 1. Decorative works, tiling and floor coverings excluded 2. All redundant materials to be removed from site at regular intervals
