Garage loft in Allestree
Needed: Loft Conversion Specialist in Allestree, DE22
Job submitted:Aug 18, 2008
Job description:Garage is brick built on a 18ft by 18ft base. The roof is probably 35 degree pitch, made from modern W brace roof trusses. The maximum height from the joists is too low (probably only 6ft6") and so I would be looking for someone with experience of "stealing space" from the garage i.e. lowering the joists by a couple of feet. That would still leave a garage of sufficient height, and maximise the height available to the conversion. Access to the loft space would be through an external stairway, into the gable end. The current garage door is an up and over, but I'm not averse to changing if that makes the job easier. This is a fairly small space, so would be interested in investigating the fasibility of a dormer window or two. At the very least veluxes would be required. Finally, I would consider having the roof taken off entirely and a replacement dropped on, though I would prefer to keep the existing tiles as they match the house and we are in a conservation area. All internal finishing would be carried out by me, so just basic shell is required. Unless of course you can show that it would be more cost effective for you to do it (Not necessarily cheaper, but much better quality for a reasonable price equals cost effective)
Budget:£8,000 - £15,000
