Job description:due to previous mistreatment and negligence some unexpected repairing passed on to me which also needs to meet up basic legal standard and some local authority requirements. subject property (teesside,Middlesbrough) is an old build small size mid-terraced 2 bed (1 double,1 single) house,average condition,tenanted,arranged over ground and first floor beneath a pitched roof.a double reception room (medium size),small kitchen,rare yard (but no garden). Living Room: 17ft 8inch/18ft (length) by 14ft/14ft 5inch (width) Approx. or 5.38m by 4.39m Approx. Kitchen : 9ft 6inch (length) by 8ft (width) approx. kitchen extension/utility : 10ft (length) by 7ft (width) approx. On inspection following needs attention 1) living room (just one double reception room) walls need plastering (patching) due to holes in the walls. 2) water penetration through the top of the landing ceiling/front bedroom due to possible leaking roof or loose slate. 3) possible asbestos panel under the stairs is damaged which advised replacing with plasterboard. 4) the bathroom sink is cracked and needs renewing. 5) kitchen extension is full of damp and mould and the flat roof over is leaking. 6) kitchen light bulb from main ceiling rose not working. solution/requirements 1) possible rising damp testing, identifying source of damp (if any) on outside/inside wall (both sides) of external/internal wall of living room and kitchen (looking for any damp patch) and treating accordingly before installing any DPM or suitable dampproofing on inside/outside wall whatever practical without weakenig the walls or cutting into pipes/cables.then skimming and replastering the whole area. 2) checking the roof top area of main building for leaking source and replace the loose/missing slate or mend the leaking area.also checking with chimney flue and relevent areas if necessary/possible. 3) replace old sink with a matching color sink. 4) there is no exact proof of asbestos but an asbestos test still considered and if any then removal ( if damaged) before placing plasterboard or repairing little ceiling area under stairs. 5) carry out a thorough electrical check and providing a electric safety certificate. check with the kitchen ceiling rose,switches,units,bulbs or sockets for any defect/ damage and fix it accordingly. 6) rising damp/penetrating damp test in very small kitchen extension,identifying source and reason for dampness,getting rid of all moulds and damp areas on walls and inside of the flat roof, install DPM, investigating the flat roof leak and fixing it properly and thoroughly.wall and ceiling need (inside ceiling of flat roof) skimming and replastering following damp proofing. 7) finding a practical solution and use for that kitchen extension (very old,small and probably was built for different purpose) after mending roof and eradicating damp in terms of adding value and tenant's comfort ( balancing both aspects but not too high on over-speculation) Require someone honest,reliable,skilled pro builder who can inspect/survey,have some refurbish experience or ideas,can give us clear idea about amount,nature of work to find best possible remedy solution at a reasonable price which also comply with local regulations or necessary permission. works need to start ASAP. thnks for your time and patience.
