Leak of unknown origin! in Stockland Green

Job description:There is damp appearing near the chimney breast of a bedroom. I have had a builder already examine and 'repair' the flashing but the leak is still present. I would like it investigating, but I am unsure what is causing it (flashing, guttering, air-bricks or internal plumbing?) The chimney is accessible with a long ladder. The roof is tiles.
