Job description:Scaffolding needed as a 3-storey mid-terrace building. Happy to send an extract of survey report with photographs giving more detail of current condition and work needed. ROOFS (Works are required to the main and rear annexe roofs): Replace all loose, cracked or otherwise defective slates (including works to the front of the main roof and at ridge line to the rear annexe roof). Remove the flashing detail between the rear wall of the main building and rear annexe roof is and form a new lead flashing detail in accordance with current Lead Development Association Guidelines. Work to include overhauling of main and rear annexe roofs, and upgrading of the abutment detail between the annexe roof and rear wall of the main building. FLAT ROOF: Replacement of the flat roof covering to bay window. The existing covering should be stripped and a new flat roof covering provided. A new fibreglass roof covering to be provided. Also a new lead flashing detail to be formed between the roof and front wall of the property. On stripping of the existing flat roof covering a further assessment of the roof timbers and decking will be required. Repair / replacement of the decking as necessary. CHIMNEY STACKS & FLASHINGS: The vegetation to the chimney stack should be removed and open joints within the pointing raked out and re-pointed. In conjunction with removal of vegetation and pointing work a further assessment of the flashings at the base of the stack should be undertaken. Where the existing flashings are overlaid in a cement fillet, the cement fillet should be removed and new lead flashing details provided. RAINWATER GOODS: The gutters throughout the property should be cleaned to remove debris, vegetation and other blockage. Following cleaning of the gutters the joints should be tested and any leaking joints re-sealed. The small section of remaining ogee section metal guttering to the left-hand side of the front elevation should be replaced. The downpipes throughout the property should be overhauled and cleaned. The defective drainage channel to the left-hand side of the front elevation should be broken out and a new drainage channel formed to ensure efficient discharge of rainwater directly to the front pavement.
