Damp coming from chimney in Darley

Job description:Damp appearing on ground floor at base of chimney. No damp problems elsewhere in the house, so assume water is coming down chimney. Possible problem with chimney flashing, but not sure. Would like source of problem identified, fixed, and if contractor able, the plastering repaired once wall has dried out (plastering not essential can source plasterer elsewhere once damp source is fixed).
