To give details on the state of the flat roof in a property i am looking to buy in Nith

Job description:I am in the process of looking to buy a house. It has a flat felt roof that has had no work done to it in the last 12 years at least. It is a mid terraced property. I would like to have someone assess the state of the roof and give an idea of the potential for any work, or the remaining lifespan it has. I would also like to know how much it would cost to replace if this is necessary. I have been informed by the sellers that they have had someone view the roof and that they have reported there is no problems with it, however I would like this confirmed in writing by an independant tradeperson.
