Job description:Dear Sirs, We would be grateful to receive your quotation for re-roofing works as follows: Flat roof to single storey kitchen, to rear of terraced property with access from rear 'entry' adjacent to 67 Ferndale Road, approximate roof area 15.5m2 (4.7 x 3.3m), to include as follows: 1) Removal of existing felt roof and flashing to abutment. 2) Removal of existing sarking board (thought to be chipboard and rotted/perished). 3) Removal of existing insulation (thought to be quilt within joist cavity). 4) Remove and set aside existing uPVC rainwater gutter. 5) Remove existing timber fascia boards to three sides - approx. 13m o/a length. 6) Inspection of existing timber roof joists and firrings and contingency for repair/partial replacement. 7) Supply and fix new 18mm WBP t&g ply sarking boards to complete roof area. 8) Supply and fix new vapour barrier and rigid insulation to meet current Building Regulations - i.e. 0.18W/m2/degree - including treated softwood battens to perimeters to suit insulation thickness and provide fixing for new fascia boards. 9) Supply and fix new 18mm WBP ply fascia boards, depth to suit new overall roof construction, including primer coat. 10) Supply and fix new single ply membrane (Sarna or equal approved) to all mfrs recommendations and standard details/specification, including Sarna-metal or similar edge trim to three sides over fascia - approx. 13m o/a length - and 150mm upstand to brick abutment - approx. 3.3m o/a length. 11) Re-fix rainwater gutter. 12) Supply and fix new code 4 lead flashing to brick abutment, tucked wedged and pointed into raked out joint in brickwork to minimum depth of 30mm. 13) Completey remove all surplus materials and debris and leave roof and yard clean and tidy. 14) Provide 10 year guarantee for materials and workmanship. Additional costs for: 15) Supply and installation of Velux Flat Roof Window ref: GGL SC0X1 (Manual) P04 (940 x 980mm), including formation of trimmed opening above dining area within kitchen, new plasterboard and skim coat to reveals and making good to existing plasterbaord ceiling.
