Job description:We have had a survey carried out on a house that we are in the process of purchasing. The survey has highlighted a few problems with the roof and bay window. Could you give me a quotation for the costs of repair: Roof Structure and Covering The main roof is of traditional double pitched construction on a timber frame overlaid with slates. 3 Velux style windows have been introduced to the main roof faces and further enquiries should be made to ensure that all necessary valid permissions and approvals were granted. The roof coverings are severely deteriorated with many loose and patched areas. We recommend the roof coverings be either extensively repaired or stripped and re-covered with slate or a suitable alternative in accordance with current regulations. ? ACTION ? Instruct a competent contractor to provide an estimate for these works and any necessary associated repairs. The flat roof area, which extends over the bay window has a bituminous felt covering. It would appear that the levels are insufficient, as standing water was noted during the course of our inspection. We recommend that a full inspection be undertaken by a competent roofing contractor and where necessary re-laid with a sufficient fall. ? ACTION ? Instruct a competent contractor to provide all necessary works. To the rear of the main building is a single storey offshot which has a monopitched roof covering overlaid with slates. The general condition appeared to be satisfactory. Due to the age and type of covering, increased maintenance costs should be anticipated. Chimneys There are 2 chimney stacks in total. Our inspection of the main stack, when viewed from the Velux windows at second floor, and also from a ground level inspection revealed that the lead flashings require rebedding and repointing. Isolated areas of repointing is required to the main elevations of the stack. No proper inspection of the flaunching around the chimney pots/vents was possible and accordingly you are advised to have this area fully inspected during the course of the initial repairs as described. ? ACTION ? Instruct a competent contractor to provide all necessary repairs.
