Chimney to reseal in Wescott

Job description:I have a leaking chimney on the 2nd floor. When it rains, drops of rain fall down the chimney and hit on the wood that is sealing the fireplace opening. I think the chimney is alreay sealed off, but there is maybe a gap in the seal. Ladders would be needed to reach the chimney opening. I would just like the top opening of the chimney to be resealed if that is the problem.
