Assessment of rot in wood timbers prior to property purchase and potential subsequent treatment in Midlothian South

Job description:Hi, I am looking to buy a flat but have identified what appears to be small amounts of wet rot in the roof timbers. In the first instance, I am looking for someone who can give me a professional opinion and an estimate on the treatment. Assuming that the assessment is that the work would not be prohibitively expensive, I will look to go a ahead with buying the property and want the work to be carried out soon after. The identified rot is in one of the hip rafters over about 12" of timber to a depth of around 3/4". There is also damp over a similar area on the hip rafter, but no apparent signs of rot. Obviously, I will also be looking to get the external roof repaired. Thanks Jon
