Job description:We have guidelines from an Environmental Health survey and need to address areas of damp throughout this rental property. We have been advised that a low pressure chemical damp proof course injection should be sufficient. Work has been done in the past to address the damp and this work is to sort out the final problems. There are also various other repairs to be done at the property, but we can arrange for someone else to do these if necessary. Please note that the budget is for all of the work; if only part can be done then we need to reconsider this. See below for details. The property is an end terrace and there is parking behind the property which is visible from the property - best access is via the back yard. Dimensions are approximate and for costing purposes only. 1. Damp: areas of the property indicating damp ï?§ Front wall of lounge (3m * 1m) ï?§ Gable wall in kitchen (3m * 1m) ï?§ Party wall under stairs (2m * 1m) ï?§ Rear wall by back door (1m * 1m) ï?§ Patch of wall in rear bedroom (50cm * 50cm) Work required: ï?§ Remove internal plasterwork to height of 1m, ï?§ inject low pressure chemical damp proof course ï?§ Re-plaster with waterproof renovating plaster ï?§ Re-decorate to match (remove skirting boards & re-fit after work) 2. Waterproofing/ Repairs ï?§ Fallpipe to the rear addition is loose ï?§ Area of brickwork to front/ gable wall has been removed (approx 1.5m) Work required: ï?§ Secure downpipes ï?§ Clear Guttering ï?§ Rebuild missing brickwork on front wall 3. Sundry minor repairs ï?§ Re-secure kitchen work surface (slightly loose) & re-seal ï?§ Secure toilet to floor; repair minor leak to back of unit (connections to flush pipe & soil pipe) ï?§ Replace a missing gulley cover in back yard ï?§ Provide a waste pipe to the waste from the washer ï?§ Repair handle to front bedroom window (currently this comes off) ï?§ Secure guarding to rail at top of stairs (slightly loose) ï?§ Fit 2 * safety catches on upstairs windows to restrict opening to 100mm ï?§ Kitchen door not closing properly â?? adjust ï?§ Piece of UPVC missing above front lounge window; replace this piece. 4. Electrical works â?? need to provide a Part P approved minor work certificate ï?§ Repair electrical socket in kitchen (double socket - only one side works) ï?§ Re-fix ceiling rose on landing ï?§ Fill in gaps around consumer unit ï?§ Provide 6 additional switched socket outlets
