Job description:I have written a specification which has been condensed below. I will email over my copy of this which is easier to read / price on request. Repair and replace defective guttering at the front and back of house. Provide a suitable down pipe for appropriate drainage Provide a DPC as per specialist contractors findings Repair and rehang the front door which has expanded due to damp Paint the house as per specification one which includes all wood work and two coats of paint to ceiling and walls Remove mould and treat surfaces with anti-fungal chemicals Paint the dining room as per specification one Refit the kitchen unit. Re seal the kitchen sink with quality mastic Supply and fit 6" fan to kitchen Two smoke alarms with ten year life Main electric Batteries Refit bathroom door and easy and adjust Re seal the bath and sink with quality mastic Remove all paper and skim the bathroom Provide adequate ventilation for the bathroom to current regs Prepare and paint all external windows and reseal prepare window and other woodwork,burn off where necessary and paint with two under coat and one top finishing coat Prepare stone cill and paint two coats dulux all season stone paint Clear out the back garden and all other rubbish including for skips Landlord Gas test and inspection of central heating system and all plumbing Work if any after inspection and test Electric Periodic Test and inspection Work if any after inspection and test (Electric) Provide loft insulation Check mastic around all external windows Provide a threshold for the laminate floor Check the roof for damaged tiles and replace and fix as requires Check chimneys and ridge tile once access (ladders available) Water test all gutters and down pipes The cupboard under the stairs will be cleared and painted. The property will be professionally cleaned Refit the laminate floor in dining room Rehang the outhouse timber using new hinges, Easy and adjust door Provide two dehumidifiers during the duration of the work Professionally clean the property throughout Supply and fit a new radiator to the bedroom Cavity walls insulation Easy and adjust all internal doors Total VAT Total including VAT Item three may not be possible. A provisional sum must be kept for the work on the roof. Poor weather restricted the survey We will provide photos of the roof for your records. A ten year guarantee for damp work should be provided.
