Fix rope in sash window, stop leaking frame and fit cat flap in window in Stoke

Job description:1 single glazed sash window requires the rope replacing. Additionally in this window - if possible - fit a cat flap through the glass. Secondly, another single glazed window appears to be leaking in the bottom corner where the glass meets the wood. I am unsure whether the wood is rotten or whether some more putty is all that is required
