Hi, I am planning to do a complete bathroom refurbishment. The existing bathroom size is 2650mm x 1750mm. It consists of bathtub, sink, radiator and a WC unit. I want to remove all the existing item, take out the carpet floor and install new parts. New item to be installed: - bath tub with bath screen and bath filler tab - shower tab, shower head unit with rail ( boiler of the flat is Gas combi) - basin with mono mixer tab - wall hung WC unit with soft close seat - integral furniture cupboard unit that hold the basin and WC - mirror with demister - a shelf above the basin and below the mirror - radiator -accessories e.g. towel rack, hooks, toilet roll holder etc. I already have a quote for the item above from bathstore. If you can source parts with better value and quality then I will consider as well. Other item to be installed - upgrade on the fan extractor and door with vent grill - 6 LED ceiling lights Floor will be tiled. Plastering/painting of walls and ceiling Tiles/PVC panels around bath tub area Parking is free outside the property. There is a private backyard/parking space at the back of the property. I am planning to complete the job by end of August. Budget: below 6000 pounds. I will get the key of the flat next week so inspection can be arranged next week. Samuel Chan

There has been a leak behind the concealed toilet cistern which has caused lots of damage to the ceramic tiles, shower screen & wooden flooring. This is in the en-suite, but there is also flood damage in the bathroom & the passage. The water has now been turned off in the en-suite so is not getting any worse, but the leak needs to be fixed before the water can be turned back on. The ceramic tiles behind the cistern & most of the wall need to be removed to get to the problem. The property is a high end city centre apartment that is rented to a professional tenant. Most of the work will be paid by the buildings insurance but the plumbing for fixing the leak for some reason is not covered.
