Ceiling in the second bedroon is falling down, large area bowing, has signs of water damage.

Our garden wall has a wooden gated entrance and the lintel above this entrance has rusted badly and the weight of the masonry above is causing the lintel to bend. The lintel needs to be replaced. The wall forms part of a listed building in a conservation area so the stone work needs to be carefully dismantled and then re-used afterwards to rebuild the wall above the lintel.

Knock through downstairs bathroom into kitchen put up steels to support upstairs and incorporate conservatory in to one large kitchen with utility and seperate cloakroom. Planning, building regs and structural calculations all done and agreed.

We live in a mid terrace victorian house. The two timber lintels over our back door in the kitchen on the exterior wall have rotted and need replacing with concrete lintels. The door is 800mm so I am hoping the lintels can be replaced and packed with the minimum of fuss.
We would ideally like to replace the door frame as well (door is ok).

Existing garage and joined outbuilding needs demolishing and the whole thing needs rebuilding into one proper garage with storage. Construction will need to be in stone, in keeping with the main house which is 200 years old. Garage has power and light and this needs to be kept. Would appreciate input as to how to make the most of this space and maximise dry storage space.

Remove 2 rotten steel support poles (similar to scaffold poles, 6 feet tall)and attached wooden panels from side of car port. Replace with 2 new supports
(scaffold poling with top and bottom flange will do). The car port is attached either end to the garage and the house, with the poles providing centre support. The attached wood panels do not need replacing.
The job was done both promptly and tidily, with the total cost coming in at less than the initial estimated cost. I would recommend Kiernan for similar work.Keith

We live in southville, bristol and have just bought a house.
The current staircase splits the living room and dinner/kitchen. We would like the stairs direction reversed and a landing put in in the upstairs to create a proper comunal bathroom as the current one is basically an on-suite. This has been done in other houses on the road so we have a good idea of how we would like it to look.
Also, if possible, we may have some additional work in terms of moving the kitchen into the current downstairs utiltiy bathroom space to create a larger dinning room/living space. There are also a coupl of other bits that we would like to look at but these are not as substantial.
