He was pragmatic to work with, he listened to my ideas and suggested practical ways to make them feasible. He turned up when expected and did an excellent job. We are very pleased with the results. He coped well with unexpected problems (e.g. we found a previously undiscovered underground stream running right under where our pond was dug). Internal alterations including removal of existing stud wall between existing utility and dining room to form new kitchen diner, blocking up existing single doorway and forming new internal double doorway.

2 storey house. Structural Calcs have been done. Existing joists will need supporting. Remove 3 brick load bearing walls (3m, 2m & 1m approx). Prepare existing joists for new steel beams, which will be inserted as close to the ceiling as possible to reduce beam distance below level of ceiling. Insert 3 new steels which will interlock(5.55m 203X203X46UC , 2.25m 152x89x16UB and 0.9m 152x89x16UB) (I have had a quote for these 3 steel beams of £482 ex vat). I will require evidence that you are experienced in this type of job, so please make sure that this is the type of work you have done before.
Refurbishment of bathroom is 1862mm x 1927mm
Remove old bath, WC, sink and fitted cabinet.
Require new flooring of Lino, wood flooring or poss. tiles.
New Bath to be located where old bath was although new one will be slightly smaller and may need stud wall floor to ceilling putting up to cover gap, provide seal for shower guard and hide pipework to new mixer taps and shower head.
Fitting of shower mixer tap and shower guard around bath also.
New WC to be fitted in a different location than previous although soil pipe runs behind new location already
New basin to be installed, drain and water will need to be extended about 4 feet for this.
Installation of electrical supply to wall mounted cabinet with light and shaver socket.
extension of current central heating pipes in rool by around three feet and installation of new radiator. C/H system is a pressurised system
Fitting of new cabinets (one back to wall below basin, one corner unit and one vanity unit covering cistern)
