We have a water leak that drips from the ceiling in our living room when it rains hard and in a particular direction. We are not sure how it get in. We have had the flat roof repaired which has not solved the problem. We are not sure if the water gets in around the window upstairs we need a builder to work out how the rain gets in and then to fix the problem.

Unsold Job, Updated Details : I have a rendered house which is clearly letting in water at the front of the house. The water is wetting the front of the inside of the front wall in the hall, which appears to be caused by the fact that the wooden lintels over the 2 windows are rotted.
At the stage I would like the lintels replaced which I would presume would stop the water damage and advise on the front wall which I would consider doing later.
The wondows are approx 20 inches wide so I would presume that the replacement of the lintels would be quite simple. Original : Look at outside rendering - also replace lintels above 2 windows in hallway - current lintels are wood and have rotted causing water to ruin the wall paper around the window.

We have had a surveyor draw up plans for our extension. We are now going to apply for planning permission. We had a builder , but he has been unreliable and has now wasted our time. We have the plans to look at. The extension is to the back and goes up and across, therefore expanding two bedrooms and an existing bathroom. The critical areas though are the kitchen area, a planned separate family room which will be the ground extension. Sorry I cant give any measurements. We are a family of six and have been waiting years to improve our family home. We are looking for an honest hardworking reliable builder, thanks Mrs . Kelly.
