MAIN CHIMNEY STACK
Chimney stack is brick construction and upright with no evidence of significant cracking or leaning within the structure. The brickwork is in reasonable condition but mortar pointing is becoming weathered particularly to the exposed upper courses and routine overhaul is necessary. when these works are carried out the redundant flues should be capped and ventilated to reduce the risk of dampness forming within the chimney breasts
SECONDARY CHIMNEY STACK
A redundant secondary chimney stack rear side corner of the building. this originally served a flue from a solid fuel boiler located in the kitchen. The chimney stack has been lowered and capped with slates but it would appear that the slates have worked loose, brickwork is deteriorating and there are signs of damp penetration. The remaining part of the chimney stack is in need of maintenance. The brickwork to the external chimney breast is in reasonable condition with no evidence of serious cracking or weathering particularly to the upper courses. Flashings around the chimney appear to be in reasonable condition. However it is likely that they will need to be redressed into position.
