Said he is going to quote, calles 2 times to postpone meeting, and never heard again. Very disappointing a in my opinion not professional at all!

I am purchasing a house built in approximately 1880 and the building survey has thrown up a few things that need sorting. These are: 1) Dampness/Damp Proof Course Evidence of rising dampness was noted to several walls on the ground floor. This dampness has resulted in damage of some plaster or other wall finishes. We recommend further investigations by a specialist company are carried out to establish the need for a damp proof course and the likely cost of repairs. In places the external ground level is less than 150 mm below the correct damp- proof course level. The ground level should be reduced and paving re-laid as necessary to avoid any risk of bridging and possible damp penetration in the future. 2) Condensation We noted evidence of condensation dampness and surface mould in some areas, both on the ground floor and first floor. To help overcome this, background heating, insulation and permanent ventilation may be needed, although further additional measures may be necessary following specialist advice. Some fireplaces have been blocked up but no provision has been made for through ventilation to reduce the risk of condensation and damp. We would recommend the installation of suitable vents in order to increase the level of ventilation to the flue. Black staining was noted on the front elevation inside wall and staining was noted in the rear bedroom at first floor level. Condensation staining was also noted around most of the windows in the property.

The project manager is fair but detail oriented and exacting, "if you don't do it right, you're doing it again" kind of guy.

In our 3 bed semi we've got an outside toilet that extends into the kitchen space. I'd like to knock down the internal walls of the toilet to increase the space in the kitchen. The outside toilet door and small window will need to be removed and bricked up, plastered etc. And I'd like add another window to the garden facing wall.
