i want to convert my detached garage to a music room
Chimney Stacks need repair as they are too tall and they are leaning considerably to the left. This creates damp to the main wall.
I am purchasing a house built in approximately 1880 and the building survey has thrown up a few things that need sorting. These are:
1) Dampness/Damp Proof Course
Evidence of rising dampness was noted to several walls on the ground floor. This dampness has resulted in damage of some plaster or other wall finishes. We recommend further investigations by a specialist company are carried out to establish the need for a damp proof course and the likely cost of repairs.
In places the external ground level is less than 150 mm below the correct damp- proof course level. The ground level should be reduced and paving re-laid as necessary to avoid any risk of bridging and possible damp penetration in the future.
We noted evidence of condensation dampness and surface mould in some areas, both on the ground floor and first floor. To help overcome this, background heating, insulation and permanent ventilation may be needed, although further additional measures may be necessary following specialist advice.
Some fireplaces have been blocked up but no provision has been made for through ventilation to reduce the risk of condensation and damp. We would recommend the installation of suitable vents in order to increase the level of ventilation to the flue.
Black staining was noted on the front elevation inside wall and staining was noted in the rear bedroom at first floor level. Condensation staining was also noted around most of the windows in the property.

Reconfiguration of flat into 2 bed.
Entire job entails multiple disciplines (building / plastering, electrics, plumbing kitchen and bathroom fitting) what can you help with?
Architects drawings will be provided.
Move some interior walls
Advise on wall finishes (prefer re-plaster or re-finish, but will consider other alternatives)
Break through main wall for new entrance, fit new door etc
Block up old entrance-way
Enlarge one window
Move (install new) bathroom and kitchen
Repair a small underfloor area with wet and dry rot
Install new electrics and plumbing (electrics are old and probably needs a complete rewire - 2beds, kitchen, bath, lounge, power sockets, underfloor heating (or other - need advice on this), lighting etc)
Job will be time-sensitive once it begins (hopefully next 2 weeks depending on solicitors) so focussed, no-nonsense people who can work to tight schedules and still deliver quality are needed.
The project manager is fair but detail oriented and exacting, "if you don't do it right, you're doing it again" kind of guy.
Kitchen refit, extend into garden, remove chimney, move door position. Replan and fit kitchen, plumbing electrics etc. No idea of cost so can't estimate budget!
In our 3 bed semi we've got an outside toilet that extends into the kitchen space. I'd like to knock down the internal walls of the toilet to increase the space in the kitchen.
The outside toilet door and small window will need to be removed and bricked up, plastered etc. And I'd like add another window to the garden facing wall.
