1. Victorian house with stairs perpendicular between the front room and the kitchen. There's a cloakroom under the stairs. Currently there is a door between the front room and the under-stairs cloakroom. Block this door, and create an equivalent one through the brick wall from the kitchen (the other side). May require a lintel - advice needed.
2. Create "utility room" using stud walls, partitioning a part of the kitchen. Door and plaster work. Will need an electrician for sockets and light, if you know one.
This job involved building an internal stud wall, bricking up an existing doorway, knockingo out a new doorway (through brick wall), plastering, fitting lighting and electrical sockets, fitting a sink and basin and various other plumbing, hanging doors, and fitting a kitchen worktop. Construction is wood frame with wood shingel tiled roof (not wanting to keep this so treat as a 'flat' roof for quoting purposes) and hemp concret walls (also happy to panel over this). My thoughts on tongue and grove may prove and expensive extra which we don't really need - so assume plaster board throughout - unless you can suggest something more appropriate. Many thanks. Original : We have a home office at the bottom of the garden. Timber and brick construction with a velux roof window, large front window and low voltage power supply. We've had a bad leak over quite a long period of time and the celling panels (plaster board) now need replacing and the electrics made safe. The walls are 'plastered' in hemp concret but we'd like these to be boarded out or covered in tongue and groove. We'll probably go for a traditional, felted flat roof (it's wood shingles at the moment) as we think the low pitch and the materials used have been part of the problem with the water getting in. the floor is wooden and may also need some repair from the damp.
