Remove back window and brickwork below, replace with a new UPVC door (white) in dining room. Remove window in bathroom and replace with new UPVC window (white). Remove a radiator in the lounge. Move and re-plumb existing radiator in the dining room. Replace back door in the kitchen for new UPVC door (white). Alter the electrics in the lounge, dining room and hall and fit 4 new sockets and 3 new switches and 2 hall way ceiling down lights (standard white sockets, switches and pendent down light.) Replace bottom runners on the stairs. Remove existing brick pillar in the lounge and make good the ceiling. Build stud wall to divide lounge and dining room. Build stud wall and internal door way to divide hall and lounge. Fit new internal door. Boarding and plastering new stud walls. Fit new skirting to hall, lounge and dining room on the new stud walls. Removal of rubble and waste. Timing: Within 2 months

planning permission has already been granted for a bedroom and ensuite conversion in next-door's property, which is the mirror image of ours, so permissions should not be a problem. We are looking for the addition of a large dormer. Will including the plumbing and fitting of an ensuite shower room, plus the construction of a range of fitted cupboard to both rooms. Also to include the installation of a new staircase from the existing first to new second floor. We would ideally like the builder to project manage and handle all of the necessary building reg and permissions etc. To also include decoration.
